Magnolia Cottages by the Sea is one of those neighborhoods people wish they had found sooner. On the east end of 30A, tucked between Alys Beach and Seagrove, this small coastal neighborhood offers something increasingly rare: a quiet, hidden place with deeded beach access. It is close to everything, but doesn't feel like it.

Old Florida charm with deeded beach access

Closer to the beach than many neighborhoods on 30A, this neighborhood offers walkable beach access, quiet streets and wooded privacy. Designed to feel like a classic beach cabin, these homes feature screened porches with wooded privacy. Under the arched opening of Waterhouse Condominiums, Patina Boulevard is a private brick-paved street that dead-ends to the forest surrounding Camp Creek Golf Course. Small lanes off-shoot from the main street with single family cottages surrounded by natural greenery. While short-term rentals are allowed, the pace is softer, and the homes feel like they belong to families, not just rental rotations. Old Florida charm is evident in the open-concept cabins surrounded by magnolias, sand oaks and palmettos.

Here, the beaches aren't as crowded as the higher-density neighborhoods. In addition to the deeded beach access, another hidden public beach access with a large swath of county-owned beach allows plenty of room to spread out. Many of the homes in Magnolia Cottages are actually closer the 30A's beach than in some communities that are actually located South of 30A.

30A Lifestyle without the premium of headline neighborhoods

Home prices in 2026 range from $1,000,000 to just under $2,000,000. Updated homes command the higher prices, a little refresh of kitchens and bathrooms goes a long way to attract buyers and vacation renters. This is a perfect place to buy and up-style for maximum impact on investment.

Unlike some of the amenity-heavy communities on 30A, Magnolia Cottages keeps it simple. Two community pools serve their respective sections of the neighborhood. HOA fees for Magnolia Cottages in 2026 stay below $400 per month.

At the entrance of the neighborhood, Waterhouse Provisions is a laid-back wine bar and pizza place that blends a casual beach stop with a slightly elevated, curated feel - think "grab a bottle for the beach...or stay for a spritz and a pizza." It focuses on craft beer and wine-based cocktails, but also offers bagged ice, popsicles and coffee.

A private golf-cart parking area near the beach walkover offers convenience for owners and guests.
