If you have been watching Watersound Town Center over the past year, you have seen the leasing signs go up fast. Anthropologie signed on this month. Johnnie-O opened its doors the same week. FP Movement and Monkee's landed earlier this summer, part of a wave of national retail that was announced back in late 2025 and has been arriving in stages ever since. The center that anchors Watersound Origins in Inlet Beach is now about 98 percent leased across roughly 170,000 square feet, with plans to grow to 400,000. For anyone comparing 30A neighborhoods, that kind of commercial momentum reads as a green light. More shops, more restaurants, more reasons for a buyer to assume the whole community, amenities included, comes as one package.

It does not. The retail boom and the private club that runs Watersound's golf courses, tennis courts, and Gulf-front beach facilities are two separate systems with two separate price tags, and the gap between them is the detail most buyers miss until they are already under contract.

The Numbers Behind the Excitement

The growth is real and it is well documented. St. Joe Company, the publicly traded developer behind Watersound, has announced a steady run of national and regional tenants moving into the town center: Anthropologie signed a roughly 9,000-square-foot lease this August, and Johnnie-O opened around the same time. FP Movement and Monkee's, both announced in late 2025, had already opened by early summer, and Scout Sports Tavern, from the team behind Fonville Press and The Citizen in Alys Beach, opened before that. Publix, Starbucks, J.McLaughlin, and Ambrosia Prime Seafood and Steaks anchor the center as well. Another retail building is planned to break ground later this year, on top of the ones already under construction.

That growth sits right at the entrance to Watersound Origins, a community St. Joe describes as touching the banks of Lake Powell, one of the largest coastal dune lakes in Florida. More than 1,700 homes, townhomes, and apartment units are now complete across Watersound Origins, Watersound Camp Creek, and Watersound Origins Crossings, with more homesites in various stages of development. None of this is speculative. It is a corporation reporting quarterly leasing activity because it is required to disclose it to shareholders.

What Your HOA Dues Actually Buy in Origins

Here is where the story gets more specific, and more useful to a buyer. Watersound Origins homeowners are automatically enrolled in something called Origins-level Watersound Membership. It sounds like club access. It is closer to a neighborhood amenity pass.

According to the community's own amenities page, that membership is what lets Origins owners use the fitness center and pool at Village Commons and the dock at Lake Powell. The cost is folded directly into HOA dues, currently listed at $2,350 a year, billed $585 per quarter. There is no separate line item, no application, and no waiting period. If you close on a home in Origins, this level of access comes with the deed.

The golf course inside Origins works differently than most buyers expect too. The Origins Golf Club, a ten-hole, par-3 course designed by Davis Love III, is privately owned but open to the public on a daily-fee basis. You do not need any Watersound membership to play it. It is one of the few genuinely public amenities inside a masterplanned 30A community, and it is worth knowing that upfront if golf access is part of your calculation.

The Membership You Still Have to Apply For

The part that catches buyers off guard sits one tier up. The full Watersound Club, the entity that runs the Gulf-front Watersound Beach Club, the Camp Creek golf course designed by Tom Fazio, the Shark's Tooth course designed by Greg Norman, and the tennis and dining venues tied to those properties, is a completely separate membership with its own gate.

Per the club's published FAQ, an application must be submitted to the Membership Office and is subject to approval, including a full criminal and financial background check. The club currently offers two membership levels, Beach & Sport and Lifestyle, and Beach & Sport is only available to property owners inside Watersound Camp Creek specifically. Origins owners who want in have to apply for an upgrade, and approval is not guaranteed just because you already own a home a few miles away.

The cost of that upgrade is not published on the club's own site. The most recent public reporting, a February 2026 comparison of ownership costs at nearby Watersound Beach, cites a $75,000 initiation fee paired with $1,200 in monthly dues for full club access. That number has moved over time. Earlier public reporting from 2024 placed the initiation fee closer to $40,000 before a scheduled increase. Wherever the fee lands by the time you underwrite a purchase, it is not trivial, and it is not something a listing price already includes.

Why Rosemary Beach Solves This Differently

Buyers who are cross-shopping Watersound against Rosemary Beach are often comparing two amenity philosophies without realizing it. Rosemary Beach's Town Center, the restaurants, shops, and cobblestone streets that made it one of 30A's best known addresses, is open to the public with no gate at all. Beach access, pools, and residential amenities are gated and coded for owners and registered guests, but that access rides on standard HOA dues, generally $400 to $800 a month for a single-family home, not a separate membership tier requiring approval.

There is no equivalent to Watersound's Beach & Sport or Lifestyle upgrade path in Rosemary Beach. You either own there, in which case your dues cover the gated amenities, or you do not. That is a simpler cost structure, even if the monthly number is higher than the $196-a-month equivalent of Origins dues once you convert them to a monthly figure.

Neither model is better on its face. But a buyer who assumes Watersound works like Rosemary Beach, or vice versa, is going to misjudge either the true carrying cost or the actual amenity access they are purchasing.

What to Ask Before You Write an Offer

If you are looking at a property in Watersound Origins, a few questions belong on your due diligence list before you get too far into the process:

  • Ask whether the current owner holds any level of Watersound Club membership and whether it is transferable, since most club memberships are not automatically conveyed with a property sale.
  • Request the current HOA budget and confirm what the $2,350 annual assessment covers versus what falls under separate club dues.
  • If beach club or golf access at Camp Creek or Shark's Tooth matters to your decision, factor the reported $40,000 to $75,000 initiation range into your total cost of ownership, not just your mortgage.
  • Confirm whether the specific sub-neighborhood you are considering, Origins, Camp Creek, or Origins Crossings, has different membership requirements, since Camp Creek reportedly requires club membership as a condition of ownership.

Does buying a home in Watersound Origins include beach club access? No. Origins-level membership, the one bundled into your HOA dues, covers Village Commons and the Lake Powell dock. The Gulf-front Beach Club and the golf courses at Camp Creek and Shark's Tooth sit inside the separate, paid Watersound Club.

Can I play golf in Watersound Origins without joining a club? Yes, at the Origins Golf Club specifically. It is privately owned but open to the public with daily-fee play, no membership required. Camp Creek and Shark's Tooth are different courses inside the private club and do require membership.
